Lots are a little over 1/3 of an acre
2.) Community water: where does the water come from? well, county line, etc.?
The water is a central water system within the development.
3.) How much does a septic system cost in your area for the three bedroom house?
It varies with each lot, amount of drain line required, amount of grading
required, topography, etc. Average $2,500 to $4,000 for installation.
4.) When you refer to utilities, I take it to just mean electric service.
Underground electric and telephone?
Yes. The electric and telephone cables are buried underground, along with the water lines.
5.) Are modular homes accepted or does the structure have to be site built?
1000 Square Feet minimum in most sections, site built. No Mobile Homes Allowed. I've seen some log home kits there.
6.) Being a Gated Community, is there a gate keeper, or will the residents have access via coded entry?
There is a gate keeper as well as coded entry. They prefer you to use coded
entry to keep track of who comes in.
7.) The amenities of the Tennis Courts, Stables, Water, etc. What are the land owners charged for maintenance, etc. for these amenities? Fees? Property owner dues?
All amenities and maintenance included in annual dues of $225 for lot
owners, or $450 when your home is built. The first 3 years after you build,
there will be a $260 per year water assessment.
8.) What is the average real estate tax for the single lots ?
$25 to $30 annually.
